TRY A LITTLE WHIMSY

Adding a smile to Vancouver Home Staging – try a little whimsy!  When styling a property for sale, I don’t like to take myself too seriously.  Yes, it’s important to follow design elements and principles to achieve a well laid out, presentable home for sale.  However, adding a little bit of fun or whimsy makes properties memorable – in a good way!

I was inspired by a recent trip to the Las Vegas Furniture Market.  It seems I’m not alone, as I found many examples of items and accessories that were just a little bit quirky and fun.  Here are a few of my findings…

Ok, I might not do a whole feature wall of pigs’ noses, but a snout tucked here or there?  Why not?  Oh, and these are gilded pigs’ snouts – that adds a little bit of class, no?

We all know that it’s a good idea to send Fido to a friend’s house when showing your property, but how about a doggie replica, complete with leopard doggie bed?  If you live in a dog friendly neighbourhood, as I do, these might send just the message that dogs are welcome, with many off leash trails nearby.

Never since the Godfather movie have horse heads been so popular.  We saw many examples, in all different materials, including wood, metal, and ceramic.  Equine heads look great in a den, office of living room.  I’ll be trotting off to the store to stock up on these items!

BC'S HST/PST Transition Rules for Housing and Real Estate - Okanagan New Home Buyers, Builder's and Developers

The Provincial Government today announced the HST/PST transition rules for housing during the return to the PST on April 1, 2013. You can find the government’s announcement here: http://www.newsroom.gov.bc.ca/2012/02/transition-measures-support-new-home-buyers-builders.html

Some of the key elements include:

-          The B.C. new housing rebate threshold will be increased to $850,000 (currently $525,000), effective April 1, 2012 with a maximum rebate of $42,500 (currently $26,250).

-          A provincial grant of up to $ 42,500 will be available for purchasers of new secondary vacation or recreational homes outside the Greater Vancouver and Capital regional districts priced up to $850,000, effective April 1, 2012.

-          For newly built homes where construction begins before April 1, 2013, but ownership and possession occur after, purchasers will not pay the seven per cent provincial portion of the HST. Instead, purchasers will pay a temporary, transitional provincial tax of two per cent on the full house price.

-          The temporary housing transition measures will be in place for two years, until March 31, 2015. The tax only applies to homes where construction begins before the transition date and ownership and possession occur after.

The Canadian Ministry of Finance has also released its transitional rules, with examples related to the sale of real property. The rules note:

-          In the case of a sale of real property, tax generally becomes payable on the earlier of the day on which ownership is transferred to the recipient and the day on which possession of the property is transferred to the recipient under the agreement of purchase and sale. However, where the property supplied is a residential condominium unit in a condominium complex which has not, at the time possession is transferred, been registered as a condominium, tax is not payable until ownership of the unit is transferred or, if earlier, 60 days following the date of registration.

I love the combination of tangerine and turquoise as shown here.  This is a very hip colour combination.  I can imagine using cushions in these colours to spice things up a bit.

The British Columbia government is getting ready to make an announcement about a new prison in the Okanagan, a Liberal member of the legislature has confirmed.

Eric Foster, the MLA for Vernon-Monashee, said he can't say anything more about the Monday visit to the community of Oliver, B.C. by Premier Christy Clark.

The provincial government announced Sunday that Clark would be in the community to make "an announcement benefiting public safety and job creation for families in the Okanagan."

Clark will be joined by Chief Clarence Louie of the Osoyoos Indian Band and Shirley Bond, minister of public safety, solicitor general and attorney general.

Bond has already said the province wants to build a new 360-cell jail in the region.

A spokesman for the premier declined to comment, but Kathy Corrigan, the NDP's critic for public safety and the solicitor general, said the announcement is a "long time coming" and "overdue."

"I'm glad to see that there apparently is going to be an announcement," she said.

Corrigan said the province's prisons are playing a game of catch-up and in some cases hold up to two times their capacity.

"That's not acceptable because what that has meant is that we have in overcrowded prisons ... a lot of volatility.," she said. "We've had attacks on guards."

Corrigan said she predicts the issue will get even worse when the federal Conservatives pass their new crime bill.

Currently before the Senate, Bill C-10 combines nine different pieces of legislation covering a wide range of issues and includes provisions for mandatory-minimum sentences.

"We're going to wait and see what resources are going to be put into this," said Corrigan. "There doesn't seem to be resources in the budget associated with the costs that are associated with the running of the prison, certainly not so far," she said.

"That's another area of concern."

Meantime, Oliver Mayor Ron Hovanes said he's still in the dark about Monday's announcement, although he's been invited to lunch with the premier.

"Everybody's hoping there's going to be a big announcement, but we haven't been told anything," he said.

Foreclosure numbers are sky rocketing as more and more Okanagan property owners can't afford the mortgage costs.

Home foreclosures in the Okanagan have skyrocketed in the past month.

In Penticton, a 900 square foot townhouse is selling for $115,000, just half of what the owners bought if for in 2008.

Facing foreclosure, the owners actually trashed the home. It is 1 of about 40 homes in the South Okanagan that are for sale by order of the courts.

Real estate agency Raymond Maaske says in the past year, it used to be one or two foreclosures at a time.

“I get calls probably very week from someone wanting me to find somebody to take over their mortgage,” Maaske said.

A struggling economy is to blame for more people losing their homes in the South Okanagan but in the Kelowna area, the lure of luxury condos has waned as buyers turn to year-round sunshine destinations south of the border.

Buyers from Alberta and the Lower Mainland purchase luxury properties in Kelowna when the market was high in 2008. Now they are taking losses as prices have dropped, some by as much as 20%, which has sent foreclosures rates in the Central Okanagan through the roof.

There are currently 170 court ordered sales in the Kelowna area, which is 10 times the amount three years ago. 60 of them were in the last month alone.

While picking up a deal on a foreclosed luxury condo is a possibility, what you see is not always what you get.

“It is risky for the buyer. It is risky for the agent,” Maaske said.

“The thing that plays into this, especially in B.C., are the grow-ops that are out here,” said real estate agent Elton Ash. “It is buyer beware when it comes to court ordered sales.”
